Older weatherboard house in a Sunraysia town raised on timber cribbing with new galvanised steel stumps under the bearers

Restumping in Mildura, Without the Runaround

If your floors have started to slope, your doors are catching or new cracks are showing up in the plaster, there is a good chance the stumps under your house are the cause. The hard part is usually working out who to call. That is the part we make easy.

Restumping Mildura is a local referral service for homeowners in Mildura and across the Mildura Rural City. You tell us what is happening at your place, by phone or with the form, and we pass your enquiry to one registered restumping builder who works in the area. They call you back, come out, look under the floor and give you a written quote. The quote is free and you are under no obligation to go ahead.

What we do is help you get the right person out to your house quickly, with a clear idea of what restumping involves and what it should cost before anyone gets the tape measure out.

Most enquiries we get are about older weatherboard homes on timber stumps, but builders in our network also handle brick veneer homes, sunken corners, house relevelling and subfloor repairs. Call 03 4158 4565 to talk it through.

Is Your House Trying to Tell You Something?

Stump problems creep up slowly. Most people notice a few small things for months before they realise they are connected. Here are the signs builders look for.

  • Floors that slope or feel bouncy. A marble rolls to one side, or a room feels springy underfoot.
  • Doors and windows that stick or swing open. Frames move out of square when the floor drops.
  • Cracks in plaster, especially running diagonally from the corners of doors and windows.
  • Gaps under skirting boards or between the floor and the walls.
  • Cracked or crumbling stumps if you can see under the house, or timber that is soft, split or eaten away.

Plenty of homes in Mildura, Irymple, Red Cliffs and Merbein were built between the 1940s and the 1970s on red gum or other timber stumps. Even good timber eventually rots where it meets damp ground. On top of that, ground across Sunraysia ranges from sandy Mallee soils to heavier clays on the river flats. Clay swells after rain or watering and shrinks in long, hot dry spells, and sandy ground can settle or wash out, so the ground under a house is always moving a little. Over decades, that movement and the slow decay of the stumps add up.

Left alone, the problem usually gets worse and more expensive. Floors drop further, cracks spread, bearers and joists start to sag and building inspectors flag it when you sell. Catching it early often means a partial restump of a few problem areas rather than the whole house. See what that might cost.

What Will Restumping Cost?

Most restumping companies won't talk numbers until they're standing in your yard. Here is a rough guide based on typical Victorian prices, so you know what to expect before anyone comes out.

Rough price range

$5,000 to $11,000

This is a guide only, based on typical 2026 Victorian prices of roughly $300 to $550 per stump installed plus $1,200 to $2,500 for permits and engineering. Your actual price depends on what the builder finds on site. The written quote is free.

Restumping Across Mildura and the Mildura Rural City

We take enquiries from all over Sunraysia, from the older streets around Mildura and Irymple to Red Cliffs, Merbein, Nichols Point and out to Nangiloc and Colignan.

Builders in our network travel to homes across the district, so it doesn't matter whether you are in town or on an irrigation block outside Red Cliffs. Country jobs sometimes need more planning, particularly where access is tight or the house sits on a slope, and a local builder will factor that into the quote rather than surprise you later.

Common Questions About Restumping in Mildura

How much does restumping cost in Mildura?

A partial restump on a typical Mildura home usually costs about $3,000 to $12,000. A full restump usually costs about $18,000 to $40,000 or more. The main things that change the price are the size of the house, how many stumps need replacing, the stump type, the condition of the bearers and how easy it is to get under the floor. Try the cost estimator for a rough figure.

Do I need a building permit to restump my house in Victoria?

In most cases, yes. Restumping is building work in Victoria and usually needs a building permit from a registered building surveyor. The builder normally arranges the permit and any engineering as part of the job, and it should be shown in your quote.

How long does restumping take?

A partial restump often takes one to three days. A full restump usually takes one to three weeks on site. Allow some time beforehand for the quote, engineering and permit.

Can I stay in my house while it is being restumped?

Usually, yes. Most people stay at home during the work. There may be short periods where water, gas or power is disconnected while the house is lifted and levelled, and the builder will let you know when.

Concrete or adjustable steel stumps: which is better?

Both are common and both last a long time. Concrete stumps cost a little less. Adjustable steel stumps cost a little more but can be fine-tuned later if the ground moves, which can help on reactive clay. The builder will recommend what suits your house and soil.

Who will I actually be dealing with?

We pass your enquiry to one registered local restumping builder, who contacts you directly, inspects the house and provides the quote. Any building contract is between you and the builder. Read how referrals work.
